Thirty (30) of the 416 condos sold in Jersey City downtown between January 2014 to end of September 2014 sold for more than $1million dollars.
The most expensive condo, a 2072 sq ft 3 bedroom 3 bathroom, located at 77 Hudson fetched $2.69m. It sold at 96.07% list to sale ratio and spent 112 days on the market. The 2nd most expensive, a 1591 sq ft 3 bedroom 2 bathroom at Crystal Point, 2 2nd Street sold for $1.95m in 83 days. It’s list to sale ratio was 93.10% Next in line was a 3 bedroom 2 bathroom 1799 sq ft penthouse at 77 Hudson which fetched $1.8m and the shortest time on the market of all condos sold, a total of just 3 days. The list to sale ratio was 96.81%.
Of the 30 units sold for more than $1m each, 7 or 23% were within the price range of $1.1m and $1.2m. The average days on the market for those was 25 and average list to sale ratio 99.06%.
